Real Estate Info for Non-Resident of Canada

Richmond BC Canada - Are you a foreign investor or non-resident of Canada?

If you are a US resident, here's good news for you:

U.S. residents who are looking to purchase a second/vacation home in Canada for their personal use may now qualify for financing.  There are Canadian banks and/or lenders who could offer home financing or mortgages  to qualified buyers, with 65% loan-to-value ratio (first $500,000) and 60% (balance).

Initial investment or downpayment usually 35%  to 40% (from own resources) will be required to purchase a property. Likewise, included in the qualifying criteria are good credit history (report obtained from US credit bureau) and employment or proof of income. Eligible properties are second home or vacation property. For example: New or existing single family dwellings or condominium units must be occupied by the applicant/property owner (rental property not eligible).

Searching a Home via Internet

Richmond, BC, Canada - Searching for properties via internet is the "in thing" today. In fact, some people would rather look up various real estate web sites prior to deciding and working with a realtor. And why not? Almost everyone has access to the net. Gone are the days when buyers will have to seek information via the long route.

This avenue doesn't just benefit the general users but the realtors as well. Sellers are given information by their listing realtor as to how the home will be marketed. Property listings are popularly promoted through the MLS (Multiple Listing Service), interactive agent's networks and brokers'/realtor's individual web sites. Co-operating realtors are then presenting any of these listings to their clients.

Among the real estate networks in the net, I find ActiveRain and Point2Agent very useful and user-friendly. Not to mention the number of hits these networks bring...Internet users simply use key words through their favorite search engines like google, yahoo or livesearch. Voila, you will have tons of real estate information.
